Bnb booking presents this Stunning ground floor apartment in a 1 unit per floor building so very private - Ultima is one of 10 units in this high end building of 1 unit per floor. Unique with ocean views from the living and outdoor dining areas. All one level. This stylish place with dual Super King bedrooms, Bunkbed with trundle bed for kids & second living /4th bedroom/Media room with a sofa bed and a door. The open fireplace separates these spaces. Large outdoor BBQ and dining area which has its own private entrance to the pool and spa. 25 meters to the beach, 2 car garage. It is accessible from the carpark with a lift so ideal if you have a wheelchair or mobility issues.

1x King Bed - can be split into 2x long Singles upon 48 hrs notice request

As you enter this stunning ground floor apartment you are met with an open plan kitchen and living room. Floor to ceiling glass windows allow for an abundance of light to filter in. You can see the beach from the lounge room, directly across the road. There’s a fully equipped kitchen, 6 seater glass dining table, and the lounge room has a large TV over an open gas fireplace. Behind the main living room, you’ll find a second living room which has a sofa bed, a grand piano, the guest laundry and another TV. This room can be closed off by doors however the fireplace is open and separates these two living areas. There are 3 bedrooms with a seperate living area which becomes a 4 th bedroom as it has a door on it. The main bathroom has a shower and toilet. There is also a separate toilet powder room. There is a great separate home office to work from and yes wifi is included. Outside you’ll find a large enclosed yard that wraps around the apartment. Two separate outdoor dining tables, 2 sun lounges and a BBQ area. There is direct access to the pool facilities from the back door also and you have access to 2 carpark spaces in the garage.



Guests will have access to the whole unit and the facilities including pool and garage. There are a couple of locked storage cupboards.

There are 2 carparks included in the reservation. These are inside the building garage. There is additional street parking.

The fire place is an open fire place and requires constant supervision. It is not to be used with children around and is not to be left unattended at any time. This is used at the guests own risk.

"Things You Need to Know Before You Book"

- We do not take same-day bookings after 6 pm at night for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hr to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our Staff finish at 6 pm. For Airbnb guests - you need to reach out to Airbnb to get a full refund as they have your payment. - No schoolies

- No loud noise/ no parties or events of any kind. - quiet hours start from 9 pm otherwise eviction could occur. Please make sure to not be in the pool after 9 p.m. as a courtesy to the neighbours

- No more than 8 adults. If you have booked for more than 8 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled. ** STRICTLY FAMILY STAYS ONLY. GROUP STAYS NEED PRIOR APPROVAL. All guests joining must be 25 years old and above unless it is a family stay with small children.

- We take an external charge hold bond to Airbnb $2000 - All group stays will require a $5000 external bond - respect our neighbours

- We require all guests to inform us ahead of time at least 48hrs. For any special request e.g cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges min 2 hrs $100 for cleaners to set up.

- Call out fee from our security $250 first call out. 2nd Call out $500 charge and immediate eviction. NEIGHBOUR COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($2000) and an additional charge of $3,000 for the above charges for breaking house rules.

- Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood. A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff. Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however, we need to advise everyone of extra charges applicable in such circumstances. - SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens.

- No smoking on the property cigarette buts found will mean loss of bond.

- Listing must be left in a good cleanliness condition and furniture put back to its original position otherwise, an extra fee will apply.

- Pets are only allowed for long term stays

- Bins must be put out for collection Day indicated on the Bin. (excess rubbish will incur a $88 charge) - BBQ must be left clean additional cleaning may apply.

- Only guests who are staying are allowed unless prior arranged in writing. Charges for guests not authorised $100 per guest per night.

- Check-in from 3 pm checkout 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $400 will give you a 2 pm checkout with 24 hours notice.

- We have a rental agreement as part of our terms and conditions. The guest must sign the rental agreement.

- We also require a copy of their ID (front and back).

- We also require a Security deposit which we will authorize separately. See House Rules for more info

- For last-minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions.

- All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week.

FOR NETFLIX: Due to the new no-sharing restrictions. You will need to log into your own Netflix account. You will need to select travelling on your account.**

- Guests have access to all areas except cleaners cupboards

- Booking tax notice: A $30 booking tax is levied on per booking to cover guest and identity validation

Insects and Pests-
QLD is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay. All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. This is not a sign of infestation, rather that the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies.

- You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or
appointed tradesperson to enter onto the property at any time to effect or investigate repairs or complaints. All repairs will be made as soon as practicable. On public holidays and after hours it may at times
prove difficult to get tradespeople straight away. We will always do everything we can to minimise the inconvenience caused but cannot issue partial refunds or give discounts.
Maintenance issues will not cause for discounts or refunds. Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner. Pool maintenance attends every 2nd Thursday of the month and access is through the side of the gate.

- In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above.
