"The hotel is dated and need full renovation.
The location is good but in some areas they allow outside people to use the amenities.
I had a late fight leaving Kona 9:55pm and asked for a possible extension of my stay willing to pay additional charge for the extra hours.
Basically they said they were totally booked so I need to pay full day charge to stay an extra 5 hours in my room. It was a rip-off!
Then, I found out that the hotel was not fully booked like they said.
Front desk staff was not...

"We enjoyed a top floor, ocean front room. It was quiet, serene, and was decorated beautifully. The staff was quite helpful and always friendly. We look forward to staying here again. "
